November 2021 Market Insights: Median pricing, sales pace remains high 

A total of 602 sales closed in October, still a busy month, but down 20% from last year’s high. 

That slight downturn in activity wasn’t due to lack of buyer appetite. The average sales price in October was $260,000, up 5% from a year ago. 

The hot home pricing is cooling, but sellers are getting what they’re asking for their homes, and closing quickly.  Cumulative days on the market is 74, 31% fewer days compared to a year ago.

With 1600 homes on the market at the end of October, the selection remains below historical levels.
